Some Considerations

  • A home site on Cedar Key -- water view to waterfront run $175,000 to $450,000 with no clubhouse, maintenance team, etc.
  • There's little possibility of income from a home site.
  • If you own a home site, by law you cannot occupy an RV on it.
  • This property, if it goes as most island property does, will climb in value more rapidly than non-exclusive land does.
  • This will always be here for you.
  • All lot owners and guests will have access to all park facilities and amenities.

If you have specific needs or desires that cannot be handled well after construction phase (wiring, plumbing, slab location, etc.), please let us know ASAP so the engineers can accommodate it.

Anticipated Amenities

In addition to the natural ambiance, beautiful scenery, native flora and fauna, seascapes, sunsets and all-around restful environment into which this park is nestled, the park itself will provide:

  1. A fast, efficient office, registration system, online and in person.
  2. A nicely-stocked camp store and gift shop for your convenience.
  3. Beautifully landscaped and maintained grounds.
  4. Paved roadway, 24 feet wide, serving all sites.
  5. Concrete parking pads, engineered to hold today's (and tomorrow's) larger rigs.
  6. Patio area is left to the taste of the owner, but can be built to suit, or a DIY project.
  7. A newly-renovated clubhouse with porches and areas for meetings, family gatherings and enjoyment, a traditional wood-burning fireplace and kitchen serving area.
  8. An easily-maintained laundry facility to provide convenience for all residents and guests.
  9. Newly-remodeled restrooms and showers capable of accommodating the handicapped.
  10. A beautiful architecturally-designed walking pier that reaches over 100 feet into Cedar Key Bay with a T-pier and two gazebos for sitting and watching birds, sunsets and stars.
  11. Gated entry and exit!
  12. A commons area at the clubhouse with covered picnic seating, a large park grill, and games for the enthusiastic.
  13. Large screen TV and entertainment center for all the games and races.
  14. YFI Internet or high-speed Internet and cable TV available for all sites.
 

Estimated Expenses

Each lot owner will be responsible for and receive their own electric bill from Central Florida Electric Cooperative.

All sites will be individually owned.

All expenses relative to the operation of the park including park/office management, maintenance costs for the common areas, landowner's site maintenance, road, taxes on common areas and licensing, legal fees, etc. will be shared equally by each property owner.

The total park operating income will be derived from rental of sites (with owners' consent), with the largest part going to the owner, net sales of store items, vending machines, and laundry facilities. The expenses from the paragraph above will be subtracted from the net income with the balance being divided evenly as a credit or debit over each lot owner. It is common in parks such as this for lot owners to pay $50 to $150 per month for maintenance.

Those lot owners who include their lots in the rental pool will be both generating income for themselves but also helping to lower operating deficits for the Association.

 

Association Rules

The rules, covenants, etc. will mirror those in effect in other resorts and can be changed by the Association when they (you) take over from the interim ownership/management group.

There will be some restrictions as to age/condition of units but it must be remembered, the more restrictive, the fewer potential renters of sites as well.

A time limitation for duration of a single stay will apply to non-owners to discourage a homesteaded look. Also, will be covered, yard art, number of vehicles, etc. All will be designed to enhance and maintain the quality of the entire experience you come to Cedar Key to have.

You will be provided with the completed rules/covenant package along with all other pertinent facts when the purchase contract is presented.
